Buy in a good school district, or pay for private?

Why this is a money question, not just a values one

A worked example
An in-district home at $650,000 vs a comparable out-of-district home at $500,000 (a $150,000 premium), 20% down at 6.5%, held while sending two kids (staggered three years) to private school with 4% tuition inflation, investing any difference at 7%:
- Net worth, buy in-district: $1,245,902
- Net worth, buy cheaper + private school: $677,143
- In-district comes out ahead by $568,759
- Total private tuition paid: $529,947
So spending $150,000 more on the house leaves you over half a million dollars richer, because that extra money builds equity instead of being handed to a school, and the tuition family also loses everything that half-million could have grown into.

This is the financial answer, not the whole answer. Sometimes a private school is genuinely better for a specific child, a program, a need, a values fit, and no spreadsheet should override that.
